Hi everyone,
In the past we’ve purchased weeks from the timeshare associations. We are looking at buying a couple of weeks from an owner. In regards to transfer fees is this usually the responsibility of the seller or buyer? Please let me know of your personal experiences.

Hi Doug,
I have never sold or bought from a private owner but talking to friends that have the fees are usually part of the negotiating and depends on how much you want the unit and how much the seller wants to sell.

After you have a conversation/email with the owner I suggest that you call the timeshare head office and check that the person is the rightful owner, how many owners are there on the contract, are they current in their dues and what is the fees and documents needed to transfer ownership.

Even if the owner you are dealing with says they know what to do remember it is the timeshare owners association or corporate office that signs off on the documents and registers the new owner.

I had a friend buying from a private owner at the Divi. My friend with my suggestions called North Carolina (Divi headquarters) spoke to someone and checked out all I noted above. All went well and my friend ended up knowing more then the seller did.

As far as transfer fees or association fees that as someone else noted is part of the negotiations. It is usually just a few hundred dollars so I wouldn't let that be a sticking point. See if they will split any and all closing/filing fees.

We recently bought a 3rd week at Costa Linda from an owner. Once we agreed on a price, the owner said she would pay the fees. Of course, we checked with CLBR to verify that the person was the owner. Transaction went very smooth.

I have sold 4 units privately. 2 weeks together in the same room the buyer paid the transfer fees, on the other 2 single weeks we split the fees.

Everything is negotiable, but by default the transfer fees are the buyers responsibility.

Just to close the loop on my initial post on this question.

We successfully negotiated a price and the owner paid the transfer fees.

We now own three weeks at Costa Linda (beginning 2019).

Next up - selling our weeks at Casa Del Mar (have posted on this forum and others).

Thanks everyone for your input on my question. (BTW, besides the owner being great to work with, everyone we spoke with at CLBR were very helpful. Emails quickly responded to and toll free numbers were a plus.)
